Starting Your Search
Many home buyers begin their search online, however, data from some of the most popular sites like Zillow and Trulia can contain inaccurate data up to six months old. Let us know exactly what you’re looking for, and we’ll custom tailor a “Backstage Pass” to our MLS, so you can see exactly what Realtors see. Knowing when that perfect property comes on the market, as soon as it’s on the market, is crucial in a competitive market.

Too many times buyers get wrapped up in the home buying process and skip the most important step! We know you’re excited, but knowing what you can afford, and what your monthly payments will be is pretty important. Plus, with homes flying off the market having a pre-approval letter before making an offer, can be CRUCIAL to getting the home of your dreams! We’ve had experience with just about every lender out there, and while we certainly recommend that you shop around for the best rate, we highly recommend that you contact Rob Wolfe with PrimeLending to get pre-approved. Once you’ve found a few homes that you’re interested in, let us know and we’ll schedule a time that is convenient for you to take a look at them! As we continue looking, we’ll get a better understanding of what you’re looking for, and so will you! We’ve had clients swear they wanted a historical home with acreage, but when we recommended a contemporary home in a popular subdivision, they fell in love! We’re frequently asked, “How many homes should I look at before I find the right one?” There is no correct answer to this, sometimes it’s one, sometimes it’s twenty! We’ll work at your pace, but when you know, you’ll know.
Writing An Offer
Writing an offer can be stressful! We’ll guide you through the process, explain the terms as we generate an offer that you’re comfortable with; and help you make an informed decision on what to offer. At the end of the day, what you offer is your decision, and one of the biggest financial decisions you’ll probably ever make! We’ll negotiate on your behalf to the best of our ability and be on your side throughout the process.
Chances are you’ll be involved with negotiations during the home buying process. By human nature we like to WIN. However, when you’re talking about purchasing a home, keep in mind that while $1,000-$2,000 may sound like a lot (we’re not saying it’s not), it likely makes a bigger impact to the homeowner’s bottom dollar than the $4-$8/month it will cost you amortized over thirty years. The only way to WIN is to decide on terms that you’re comfortable with, and work towards a deal that’s acceptable to all parties.
Once your offer is accepted, we’ll make sure that your loan officer has a copy of the signed contract, a title company has been selected, and get the ball rolling on inspections. Check out our preferred list for our recommended inspector and Title Company:
One of the most important items during the the home buying process is the home inspection. We HIGHLY recommend getting a home inspection, and making your offer contingent upon a satisfactory inspection to ensure that the home you’re purchasing does not have major repair items that could cost you thousands, if not tens of thousands of dollars down the road. We typically are given certain time period to perform inspections and submit any repairs needed to the seller’s agent.
After your inspections are completed and repairs are agreed upon, the waiting game begins. You may have additional items that are required by the bank or title company, but other than that, this is one of the hardest parts for buyers because you feel like you need to be doing something.
Prior to closing, we’ll schedule a time to do your final walk-thru (we recommend doing this just prior to closing to assure that any repairs agreed upon are made, and no damage has occurred to the property), and provide you with the information needed to switch the utilities into your name.
